Renovation/Rehabilitation
Building permits
We help you complete the necessary procedures with the local council to obtain legal permits for construction, renovation, or rehabilitation. Segregation and change of use projects
Required to change the use of a space (e.g., from office to residence). We guide you through and manage the process.
Commercial space feasibility
We assess the feasibility of your commercial premises before you rent, buy, or renovate. We ensure that the space meets all technical, urban, and activity regulations so that the business can legally operate.
Business opening support
We evaluate the premises to ensure they meet all necessary conditions (dimensions, access, installations, etc.). We draft the activity project, adapt the space, manage licenses and paperwork, and coordinate with other professionals and agencies.
Other procedures
Habitability certificate
This document certifies that a dwelling meets the minimum habitability requirements set by the Catalan government. Our engineer visits the home, verifies compliance, and prepares the technical report to request the certificate.
Technical building inspection (ITE)
Required for buildings older than 45 years. We inspect the property’s structure, façade, roof, and installations, and draft the mandatory report, determining its safety and advising on necessary repairs.
Energy efficiency certificates
We analyze building enclosures, carpentry, installations, and environmental exposure to determine energy ratings and obtain the certificate as per RD 235/2013. It helps the end-user understand the building's energy performance and suggests improvements.
Subsidy applications
We help clients apply for public grants for building rehabilitation, ensuring the process is technically sound and free of errors that could jeopardize the aid.
Self-protection plans (PAU)
Required for certain activities and establishments per Decree 30/2015. These plans analyze possible emergencies due to internal activity or external risks and define safety, prevention, and evacuation protocols.
